Strategic Planning & ExpansionDrive regional real estate strategy aligned with business growth targetsIdentify high-potential catchments across metros, Tier 1, 2 & 3 citiesShortlist potential sites based on defined specifications, brand requirements, and business briefsGenerate 5-6 strong site proposals weekly for leadership reviewConduct detailed market research, competition mapping, and feasibility analysis2. Site Selection, Acquisition, Leasing & Commercial NegotiationLead end-to-end site identification and evaluation based on demographics, footfall, and ROIConduct site visits, due diligence initiation, and commercial benchmarkingEnsure alignment with brand standards (store size, frontage, visibility, accessibility)Drive rent negotiations and closures aligned with Operations' projected sales and store profitabilityEnsure timely agreement signing and handover readiness3. Legal, Compliance & DocumentationInitiate and track due diligence process for all finalized sitesEnsure closure of LOIs, lease agreements, registrations, and documentationValidate property titles, approvals, and statutory complianceEnsure adherence to local/state regulations and internal governance policies4. Project & Store Rollout ManagementOversee end-to-end project execution from site acquisition to store launchEnsure ATL (Agreement to Lease) conditions are fulfilled and cleared before site possessionMonitor store development, fit-outs, and execution timelinesDrive project monitoring rigor to ensure on-time store openingsEnsure smooth store opening with full readiness (infra, compliance, utilities)5. Property, Portfolio & Financial ManagementOversee performance and upkeep of the existing real estate portfolioTrack and optimize key metrics: rental per sq. ft., capex, ROI, and paybackPrepare and manage expansion budgets and cost controlsAnalyze store-wise financial performance and recommend improvementsEnsure cost-effective execution of deals and projects6. Post-Opening Support & Operations AlignmentEnsure smooth transition from store launch to stable operationsSupport Operations teams for seamless running of stores across the regionActively engage with landlords (LL) to resolve operational challenges and critical issuesEnsure timely completion of landlord commitments and pending worksDrive quick resolution of infrastructure and property-related concerns impacting business7. Stakeholder Management & Team LeadershipBuild strong relationships with landlords, brokers, developers, and mall managementsAct as the face of the company in the regional real estate ecosystemLead, mentor, and develop the regional real estate teamDrive a high-performance, ownership-driven culture8.
