About Our Client
The client is a US MNC in the real estate space.
Overview of Expectations
The Operations Director will be responsible for the ownership and management of the allocated territory's operational standards and KPIs.
He/she will have a proactive approach to Operational Standards, Safety, Communication and Cost Management, + Ancillary Revenue scheme.
Lead a team across multiple verticals, including Facilities, Security, Member Technology, Food & Beverage and Environmental Safety and Sustainability.
The standards and expectations will comprise the following.
To take full ownership for the management and execution of the reactive tickets issued for each building.
To review and manage the PPM process, ensuring all legal compliance is being achieved, and the document management policy is adhered to.
Provide a world-class level of support for the Community Management Team, responding to their requests in a structured and supportive manner.
Ensure all works carried out are completed in safe and controlled manner adhering with legislation.
Support the Facilities Coordinator with the management of the service contractors and agreed SLAs.
Proactive & Small Works Expectations
Work closely with the Community Teams in each building in taking a proactive approach to resolving trending / common issues.
Ensure the budgets for small works are closely managed and each project is delivered in line with the assigned project and time scales.
Work closely with Facilities Managers to ensure accurate budgeting and forecasting of the Capital Projects.
Ensure all small works and projects are completed in a safe and controlled manner.
Directly manage Security team, which includes physical security, access control, fire and life safety and CCTV, emergency response, and community management training
Directly manage the Member Technology team, which focuses on supporting member IT requests, audio visual, network engineering and IT infrastructure
Support the CM team with management of the support teams , help monitor the building standards and ensure there is a continuous feedback process to drive Operational standards.
Where required, support with the creation and roll out of Operational standards.
Ensure the safety and legal compliance associated with each facility is being achieved.
Ensure all building audits covering cleaning, maintenance standards and safety, are completed in line with quality assurance policy
Support the Community team when dealing with the Landlords and any related projects.
Take ownership for driving H&S compliance in the territory.
Define vendor strategies across all Operations verticals to achieve optimum service levels and financial results.
Closely manage and control the territory budgets and day to day costs for facilities, IT, Security and all other Operations related line items.
Provide a detailed monthly review of each spend by category (cleaning, maintenance, utilities, internet, guard services, etc.)
Support the Community team by ensuring outsourced contractors deliver optimal results
Own the budgeting / forecasting the annual Utilities budgets for, Electric, Gas, Water and Landlord supplied services.
Preferred Qualifications / Skills
A strong background in facilities management and a degree in engineering is preferred.
Experience managing large teams across multiple cities and multiple verticals, including facilities, security, IT and other operational functions
Basic understanding of IT concepts
Strong quantitative skills and a background in P&L management
Safety Management qualification in line with market standards.
Must be able to communicate and set clear expectations, ranging from the management of outsourced contractors up to board level.
Proven track record of project management with the facilities industry, covering Operational projects along with Small works and Refurbishment projects.
A Solid understanding of safety legislation and compliance law.
A proven track record of budget forecasting, management and real time cost tracking / control.
Experience managing utilities budgets covering Gas, Water, Electricity and Landlord supplied services.
A proven track record of reducing energy consumption through innovation, optimization and technical intervention.

- Some one who has worked on both sides: vendor side (JLL, CBRE) and client side
